Proposals to redevelop the former Park Lane Mews hotel in Mayfair have been granted planning consent, React News can reveal.
The approval paves the way for buyers Bain Capital Special Situations and Orka Investments to begin the construction of a luxury boutique hotel on the site, which will offer 82 rooms, a signature restaurant, café and private members’ space.
The partnership acquired the hotel, the former Hilton London Mews hotel, from Malaysian casino giant Genting in 2021. The purchase includes 17 neighbouring flats at 16 Stanhope Row, 16-17 Market Mews and 36-37 Hertford Street, W1.
The assets were pitched as a major redevelopment opportunity, with the potential to refurbish or redevelop the existing buildings and increase the 48,265 sq ft site’s footprint by 20%.
Alongside the boutique hotel, Bain and Orka will also deliver 16 luxury residences hosted at the two Hertford Street townhouses.

The partnership is working with architectural practice Buckley Gray Yeoman on the project, which will target a BREEAM Excellent certification. The rest of the team includes CIT, Albion Nord, London Structure Labs, Hoare Lea, Donald Insall Architects, Colour, Sweco, Pell Frischmann, GIA, Humble Arnold, Gardiner & Theobald, DP9, Hamilton Pyramid, and Cascade.
